The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. July was a very quiet month in both the investment and real-estate front. We contributed $0 toward our retirement fund and didn't have to spent any money on the rental units. Everything was quiet with the rentals this month but I'm anticipating having to spend a few thousand on various repairs in May. We've also been spending quite a bit of money renovating parts of our primary residence (which isn't included in the below figures). The home renovations won't increase the value of our home by a lot but will add some functionality that we've been missing. There is still some work that needs to be done outside and I plan on starting on that in the next couple of months. Well the good news is that both units have been fixed up and both will be tenanted by the end of the month. I've also adjusted the estimated selling price of some of the rentals as the housing market has been absolutely crazy in our area. We bought another rental building and are in the process of fixing it up. So in the short term it will be somewhat of a cash draw but should be very profitable over the long term. We've already found tenants for 1 of the 2 units and hope to have the renovations complete by March and both units occupied by April.
