Retirement Portfolio Net Worth - As of Aug27-2020

The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. August was a pretty quiet month for the portfolio. I didn't make any new contributions and didn't have to spend anything on the rentals. It was nice to see the portfolio creep back up over the half a million dollar mark though. Real estate has also appreciated quite a bit in our area but for now I'm going to leave the value  of rental properties as they are. I transferred $4100 to our retirement accounts and only spent approx $280 for a new lawn mower for one of the rentals. As far as the market goes I purchased a half position in Algonquin Power and Utilities (AQN).It's also the first month since February where our retirement assets exceeded the 1 million dollar mark. Even though it's not a huge increase from last month it's a psychological boost to see seven figures again. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. Overall June was a pretty good month. I was able make a $3500 RRSP contribution and had no issues with any of the rental units. So for the first time in a long time the amount spent on the rentals was $0. I do plan on replacing some windows later in the year but other than that I don't anticipate any major expenses for the rest of 2020. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. I was able to sock away another $4000 this month which is great. I had a number of plumbing issues at one of the rentals this month and had to spend approx. $350 and about 12 hours of my time to get them resolved. It was a bit of pain but hopefully I'll be good for a number of years in that unit now. April was a quiet month as far as the rentals were concerned and for the first time in a long time I didn't have to put any money into the units. COVID-19 is still obviously affecting the markets and the economy as a whole but the markets have seemed to stabilize and none of my tenants have indicated that they require a rent deferral. As far as the stock market is concerned I made 2 very small trades this month. I averaged down on Brookfield Property Partners and I sold my holding in The Stars Group ahead of their merger with Flutter. Well due to COVID-19 March has turned out to be the worst month for my portfolio since I started investing two decades ago. My portfolio along with the rest of the market dropped a whopping 16% over the last 30 days. That being said it also gave me the opportunity to purchase some retirement REITs that I'd been waiting to add to my dividend portfolio. In total I invested approximately $14,000 this month in that sector. This new investment will add an additional $740 to my annual dividend income. I'm not overly concerned as we were overdue for a correction and the Corona virus was just the catalyst that the market needed.  As far as the rentals go I only spent about $50 to do some minor improvements in one of the units. We've also put in a bid for another single family rental but at this point it looks like the deal will not go through.
