Retirement Portfolio Net Worth - As of Apr1 -2020

The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. Well due to COVID-19 March has turned out to be the worst month for my portfolio since I started investing two decades ago. My portfolio along with the rest of the market dropped a whopping 16% over the last 30 days. That being said it also gave me the opportunity to purchase some retirement REITs that I'd been waiting to add to my dividend portfolio. In total I invested approximately $14,000 this month in that sector. This new investment will add an additional $740 to my annual dividend income. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. Overall Feb was a terrible month on paper. Our stock portfolio took it right on the chin. I'm not overly concerned as we were overdue for a correction and the Corona virus was just the catalyst that the market needed.  As far as the rentals go I only spent about $50 to do some minor improvements in one of the units. We've also put in a bid for another single family rental but at this point it looks like the deal will not go through. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. We didn't make any contributions to the retirement portfolio however, I did contribute the full annual amount into our childrens education saving account. It was a quiet month for the rentals. I spent about $200 on some plumbing repairs and one tenant indicated that they will be moving out sometime in Feb. All in all it was a pretty sleepy month for the portfolio despite all the turbulence in the markets. 2019 Year In Review

Despite making almost no contributions to our retirement portfolio we were still able to increase our retirement net north by $160,232 in 2019. This was largely accomplished through renovations to the rental units as well as stock market appreciation. Overall I'm happy with our 2019 results but hope to drastically increase our portfolio contributions in 2020. The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. I didn't do any work on the rentals or my investment portfolio and still managed to post an $8,085 gain to my retirement net worth. I'll post a year in review summary sometime in Jan. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. November was a really quiet month. I didn't make any portfolio purchases and only had to spend approx. $1000 on the rentals. I've spent a significant amount of money this year on rental house improvements. Of the 5 rental units that I own 4 of them are now renovated. The fifth unit does require some "sprucing up" but I estimate that it'll cost less than $3,000 for all the improvements. The timing of that renovation is dependent on when the current tenants move out (hopefully not for years)... The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP. October was a busy month for us. We contributed another $1,000 to our kids education savings plan (which isn't reflected in the below numbers). I was also able to sneak $200 into our retirement account but the bulk of my investable cash ($4,300) was spent on the final payment for an exterior renovation of one of the rentals. In total I spent about $17,000 out of pocket to have all renovations done. However, I'm glad to report that the renovation is complete and I've adjusted the value of rental #2 below I didn't have a realtor or appraiser in so the adjusted selling price is just my best guess.
