Retirement Portfolio Net Worth – As of Dec4 - 2017

The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our childrens RESPs.

Retirement Portfolio: $492,557 (up $8,136 stock market gains)
Rental Property: $105,000 (lowest estimated selling price)

Total Retirement Assets: $597,557 (up $8,136)

LIABILITIES:
Investment Loan: $31,438 (down $1,206)
Rental Property Loan: $76,611 (down $507)
Total Liabilities: $108,049 (down $1,713)

Retirement Portfolio Net Worth: $489,508 (up $9849)

Dividends Received (year to date): $12,303 (up $1087)

Well November was another decent month primarily due to the terrific gains of the stock market.
Obviously at some point there is going to be a correction, it could be tomorrow but it could
also be in couple years. As result I'm not planning on adding many new positions but I also have
no plans to sell anything (yet). We didn't make any new contributions to our retirement
portfolios but did make our annual contribution to our children's education fund which isn't
included in the monthly numbers.

December should be an interesting month because we're in the process of buying a single
family 3 bedroom rental home. The home requires a little bit of work but is basically move in
ready. I figure it'll only take me a couple weeks to get it ready for tenants. Unlike the rental
we purchased in the spring this one is in a great neighborhood and should appeal to a higher
income demographic. This will be our second rental (both of which we bought in the last 8
months). After this purchase we plan on digesting the two rentals we bought this year. Once we get some landlording experience under our belt we may look for another rental in a year or two. However, I want to proceed cautiously from here because I've done all the reading and crunched all the numbers but that's obviously not the same as getting some real boots-on-the-ground landlording experience.
