Retirement Portfolio Net Worth - as of Dec31-2018

The goal is a retirement portfolio net worth of $1,000,000 and an annual passive income of $40,000. We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and our children’s RESP

Well December was a rough month for almost everyone who's invested in the stock market. One of our vehicles also died so we bit the bullet and forked out for a new one. I had the majority of the vehicle money in a saving account however, I still had to borrow about $9,000 from one of our credit lines to cover the full purchase price. I also transferred some money from our retirement account into our children's Education Saving account (which isn't included in our retirement numbers).

Although we had a paper loss of about $30,000 (approx 6.5%) this month it's important to step back and realize that the S&P lost around 8%. I've been investing in the markets since the late 1990's so I've been through a few of these cycles before. My plan is basically to not sell anything and to keep investing any of my free cash into the market. I plan on staying 100% equities in 2019 and look forward to adding quality names at discounted prices.

Purchased Another Rental Unit

Well we’re doing it again. We’ve purchased another rental home. Our most recent purchase is a detached, 3 bedroom, single family, 2 story home in a decent area of town. Unlike our other rental this one will appeal more to families. There is a large fully fenced yard so we’ve decided we are going to allow pets (many landlords in our area do not) which should appeal to higher income earning pet lovers. The house is currently vacant and is move in ready. However, I’m going to add a half bathroom on the main level, replace some flooring in the bedrooms and do a long list of smaller aesthetic fixes ie-painting etc…I’m hoping to have all this completed by mid January however, as anyone who’s done renovations knows timelines often have to get stretched. Once the renovations are complete we’re going to try and rent the home for what we believe is the top end of what comparable rentals go for. This is a learning experience for us so we figure if after a few weeks we don’t get any bites

Retirement Portfolio Net Worth - As of Dec01-2023

  The goal: 1. Retirement Equity Portfolio of $1,000,000 2. Rental Portfolio Value of $1,200,000 3. Annual Passive Income of $60,000 (rental income + dividends combined) We are currently mortgage free but won’t be including the value of our principal residence or cottage as we have no plans to sell either. We have also omitted the value of our workplace defined benefit pension plans and children’s RESP. COMMENTARY: What a difference a couple months made.  Our retirement portfolio increased by a whooping $ 63,917. The large jump was caused by a combination of stock market appreciation, aggressive debt reduction and an $8K contribution to our equity portfolio. ASSETS. ASSETS: April Contributions: $0 Retirement Portfolio: $476,479 (up $3,862 - stock market gains) LIABILITIES: Investment Loan: $41,102 (down $1,305) Retirement Portfolio Net Worth: $435,377 (up $5,167) * Dividends Received (year to date): $4275 (up $1,190) We didn’t make any new contributions this month as I’m currently in the process of closing on my first rental property. I want to keep some powder dry to in order to fund some improvements before renting it. Next month I’ll be including the new equity/debt and cash flow of the new rental.
